Qualification Notice:
 

Each resident must have a monthly income of at least three (3) times the monthly rent to qualify for an apartment.
For example: If the rent is $900 per month, your income must be at least $2,700 per month.

1. Personal Identification & Basic Info

• Government-issued photo ID (driver’s license, state ID, or passport)

• Copy of Social Security Card for background and credit checks 

• Full contact info and preferred move-in date

2. Proof of Income

• Pay stubs (usually the most recent month's, sometimes 2 months) 

• Self-employed? Bring two years of tax returns (IRS) or 1099s plus bank statements 

• New job in Jacksonville? Include an official employment offer and you must complete employment verification letter. 

• Income Requirement: You must earn at least 3× the monthly rent 

3. Rental & Credit History

• List of past addresses for the last 2–3 years, with landlord/property manager contact info 

• Credit history or consent form for a credit check; avoid major negative marks, evictions, collections

4. Background Check Consent

• Authorization for criminal and background screening (typically 5–10 years)

5. References

• Previous landlords for rental references

6. Financial Commitments & Fees

• Application fee: ~$40 per adult (non-refundable)

• Upon approval: certified funds or money order for first month’s rent, security deposit 

• If pets—expect pet application fee (100), (special needs or support only)

• Pet documentation: vaccination records, breed/weight (40 lbs. and under), service-animal proof if applicable

7. Other Requested Documents

• Proof of renter’s insurance (if approved)​
